This guide has been prepared to help tenants and occupants understand what to do if an urgent maintenance issue or emergency arises outside of our normal office hours. It outlines the types of situations that may require immediate attention, explains when it is appropriate to seek emergency assistance, and provides the relevant after-hours contact information.
If your matter can safely wait, please contact our office during normal business hours. Our team will be able to assess the situation, organise any necessary repairs, and ensure the appropriate action is taken.
After-hours contact numbers should only be used for emergencies or urgent issues that pose an immediate risk to people, property, or if there’s an issue with essential services and cannot reasonably be delayed until the next business day.
Our afterhours emergency number is 0411 144 738 – text first with photos & description of the issue. This will help us determine the best course of action.
What is considered an emergency?
Essential Services
- Serious electrical hazards, such as an electric shock when touching taps or a power supply.
- Gas Leaks – can you smell gas – immediately turn off the gas at the mains
- No hot water – check to see if it’s a simple re light of the pilot light. Also check if your gas is turned on or if you have paid your bill? Electric water systems, check the metre box to see if the RCD is turned on?
- Serious sewerage leak or blocked drains – check to see if you can plunge the toilet first or if the drain needs cleaning? Try Draino (from bunnings) down the drains first before reporting the fault.
- Burst water pipes or major leaks – turn the water off at the mains and then immediately call your property manager.
- No water – check to see if water corporation have any known outages first. https://www.watercorporation.com.au/Outages-and-works
- No electricity – check if western power has any outages in your area. https://www.westernpower.com.au/outages
Other Emergency situations
- Pose a serious risk to safety
- Impact your liveability at the property
- Could cause further damage – such as storm damage.
Common situations and what to do.
Power is tripping – check all your appliances are not causing the power to trip, if an electrician attends and the power is caused by an appliance of your own tripping the power, then the cost will be billed back to you. If no appliances are causing the power to trip and you have reset the mains and the power is still tripping, please contact us ASAP.
Storm Damage – if severe please call the SES on 13 25 00
Otherwise please call our office or text (or whats app) images to 0411 144 738
Locked yourself out – if after hours please note we do not have to attend to arrange spare keys, we will attempt to remediate the situation, if possible, though keys are your responsibility and you may have to call a locksmith if our after hours is unavailable. During office hours, you can collect keys and return straight away to let yourself back in.
Electrical Issues – please report any electrical issues to the office, to note any globes are to be replaced by tenants. Air conditioning isn’t considered an URGENT issue, so please report this to the office and a tradesperson will attend ASAP.
